Position Summary:
Under the direction of the Facilities Manager, helps coordinate and oversees day-to-day maintenance and landscaping operations. Areas of work include but are not limited to building and property maintenance, automobile maintenance, landscaping and assistance with custodial and security functions. This may include scheduling and/or performing services related to asphalt, landscaping, flooring, painting, plumbing, carpentry, electrical, roofing, masonry and mechanical work. Helps develop, maintain, and ensure adherence to safe working practices and procedures.
Responsibilities:
General/Administrative
Assists Facilities Manager to hire, train, supervise, and evaluate performance of maintenance, security, and custodial personnel.
Serves as back-up to the Facilities Manager.
Oversees, develops, trains and provides guidance to maintenance staff.
Assists Facilities Manager with security and custodial staff training and oversight as needed.
Works with the safety committee to ensure safe facilities and work practices.
Reviews and assigns maintenance and custodial work requests using computer software, monitors maintenance and custodian work for quality assurance and timely completion.
Learns and adheres to cleaning and maintenance requirements for the licensed child care facilities including all fire and safety inspections
Reads floor plans and technical diagrams to properly maintain building and grounds operating systems.
Coordinates occasional event set-up and clean up as needed.
Assists the Facilities Manager to coordinate with vendors to obtain estimates on various projects or equipment repairs as needed.
Responds to maintenance, landscaping, security and emergent custodial requests in a prompt and courteous manner and delegates to proper staff to ensure operational efficiency.
Conducts general maintenance repairs and tasks
Performs after hours maintenance, security and snow removal tasks as needed.
Follows safe work practices and guidelines.
Maintains facilities, shop, and storage sites in a clean and orderly condition.
Inspects and maintains department equipment and vehicles including cars, trucks, hand-held tools, small power tools, and custodial equipment and floor machines.
Secures facilities, equipment, and property as needed.
Performs a wide variety of preventative maintenance, repairs and services on facilities, grounds and agency vehicles.
Operates, maintains, and repairs a variety of hand and power tools and equipment in a safe manner.
Maintains outer premises including general landscaping, mowing, weeding, etc.
Performs snow plowing with plow truck and quad, shoveling snow and applying ice melt as needed.
Lifts and moves heavy items.
Security Responsibilities:
Promotes the security, safety and well-being of all personnel, visitors, and the premises.
Protects company's property and staff by maintaining a safe and secure environment.
Observes facilities and grounds for signs of crime or disorder and investigates disturbances.
Performs other duties as assigned.
Qualifications
Job Requirements:

Physical Requirements:
This position normally requires the physical demands of standing, walking, bending, lifting, and moving items or performing other work sometimes requiring heavy physical exertion, talking, and hearing on a regular basis to perform the job requirements. These physical demands are required up to 90% of the time.
Must regularly lift and/or move 50 to 100 pounds, with occasional lifting over 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Non-Physical Requirements:
Education
High School Diploma or (GED) required
Experience
5 years' experience in related maintenance
Experience coordinating work and directing a team
Special Skills
Exceptional customer service
Understanding of carpentry techniques and methods of installation and construction
Electrical, Mechanical, Carpentry and Plumbing Knowledge
Interior and exterior painting, knowledge of prep and clean-up
Ability to communicate and interact effectively with employees, clients, vendors and visitors
Travel between other Catholic Charities locations is required
Ability to work independently and as a team member
Ability to understand both verbal and written instructions
Good communication and interpersonal skills
Attention to detail and conscientiousness
Experience in Microsoft Office Suite and Basic Computer Programs
Willingness to work indoors and outdoors as required during all seasons
Experience in using hand and electrical tools
Ability to read technical manuals and drawings
Licensure, Registration, Certification
Valid Washington State drives license and required minimum liability insurance for WA State
Must be deemed insurable as determined by Catholic Charities liability insurance provider
